Stadium Site Development

The process of construction site development follows a detailed process that allows the site developer to utilize both natural and man-made components into a usable design. Converting a large tract of land into an architect's vision takes intelligent planning and determined execution.

The yin and the yang of the construction world can be described as white collar and blue collar workers. White collar professionals, such as commercial real estate agents and bankers, put together deals with investors to obtain certain tracts of land, while others architect and plan for the assemblage of colossal structures. Blue collar workers then take the plans and the land and construct magnificent works of art utilizing steel, iron, glass, and a multitude of other materials. Both segments need each other to make themselves a viable function in the process of construction.

Nowhere is this truer than in the development of sport stadiums and arenas. Stadiums are usually constructed in downtown areas to take advantage of dense populations and the benefits of mass transit; however some rural stadiums are destinations. Designers and architects work painstakingly to develop a plan that allows for the maximum amount of usable space, incorporating function with fashion.

The new Cowboys Stadium is a perfect example. The stadium's concept is largely the work of the creativity of Jerry Jones; owner of the Dallas Cowboys NFL football team. Jones envisioned a state of the art facility that would showcase any event in a facility that could be compared to the finest facilities in the world.

The land that Cowboys Stadium is built upon covers roughly 73 total acres while the stadium bowl covers almost 14 acres. The sheer size of the project is larger than some towns in the US. Preparing the site included the demolition of over 100 residential units and more that 1,000 apartments that were on the property. More than 1,800 workers were typically on the job site at one time during the construction phase.

Special attention has to be paid to all facets of the site development. Soil types, drainage, and water table levels are all elements that can significantly impact a project. Utilizing experienced firms who understand the intricate details and processes of developing a site is critical in the success of the project.

Commercial construction site development firms can vary in their abilities, experience, and emphasis on safety; which can greatly impact your project budget and completion date. Wayne Brothers Incorporated (Wayne Bros.) has received numerous safety awards recognizing their dedication to construction site safety.
