Activities of Grading Contractors
Grading contractors provide services that are integral in the development on commercial construction projects in the modern era. Understanding the challenges and then competently overcoming the issues lends to the goal of having a new construction project completed on time and on budget.
Construction projects are a key element in today’s economy employing a large percentage of skilled workers with employment opportunities. As the demand for office space grows, so grows the need for technically sound foundations on which new structures are to be assembled. The erection of any structure begins with the development of the ground on which the structure is to be built.
Much like an artist beginning to work with clay, stone, or other raw materials, a grading contractor must have a plan to work from. Architects draft blueprints that lay out the design plans of the structure in great detail. Before any true progress can be realized, a geo technical engineer conducts a survey of the site to understand the composition of the site and its impact on thefoundation of the planned structure.
Site engineers, work crews, and architects work in a collaborative manner to carve out the landscape to the desired specification. Challenges may include existing materials that were present from a previous structure. These materials often have to be removed from the site as they interfere with the new construction plan. Sometimesthe structural demolition can result in weeks being added to the project timeline.
Sites that contain asbestos can be quite challenging to a site developer and ownership group. The removal of this material requires great detail and protective gear for the workmen. Asbestos was often used in the production of many materials in manufacturing including pipes, valves, and boilers. These items may be present on neglected tracts of land, causing additional costs for the project. In some cases architectural elements that were used on structures may include materials that contain asbestos.
As attention has been focused on “green” operations, many of today’s job sites that contain existing materials incorporate the process of recycling. Specialized equipmentis used to remove the existing materials. A large portion of these materials can be recycled. Recycling construction materials not only is beneficial to the environment, but has financial benefits as well. Recycling often reduces the costs of disposal to the owners by affording them revenue through the sale of the salvaged materials.
Through the efforts of city revitalization projects many of these eye sores are being given a second chance to contribute to the evolution of a city’s growth. Unfortunately many sites are neglected and abandoned for years in metropolitan areas. The result of neglect can becontaminated soil through chemicals, waste, and debris.
Many sites must proceed through a contaminated soil remediation process to clean the area where a new structure will rest. This includes the identification of the contaminants and their removal. The soil is often carved out from the uncontaminated soil and set aside. Sometimes the soil contamination is the result of underground tanks that have ruptured.
A seemingly never-ending list of variables can greatly impact the planned process of new construction. Using a well known grading contractor to prepare a job site can be invaluable in the long termprosperity of a structure.
